We have noticed two very slow leaks in the bathrooms sinks of the place we’ve just moved into

I need to replace a few washers at my apartment (can do this myself), and can’t find my apartment’s isolation valve - I think it might be in the block somewhere not inside the apartment. (Block of flats built in 90s) Need someone to help me find it and turn it off so I can do a few simple jobs. If you’re an experienced plumber who knows where to look - should be a 5-10minute job.

Change a washer in garden tap. Tap is running consistently

The spa bath button started off working intermittently and only worked when you press the button hard, now doesn't work at all. I'm not sure what the problem is, need someone to diagnose and hopefully fix the problem. There is access to the pump assembly via a removable cover

Fix leaky tap, it doesn't appear to be leaking from the tap, it seems to be leaking from where the tap joins the water pipe. If you zoom in on the photo, you can see where the drops are coming from. I'm not sure what is a reasonable price so $75 is just a suggestion

I need some help with my washing machine - when I connect it to the tap and turn the tap on, water leaks out of the tap fitting. I have bought and tried a new hose, and I also cleaned out the inlet filter, and still get the same problem. I have had this machine for 2 years and had no issues, but since moving recently this problem has appeared. I'm guessing something happened during the move. Please help!

Job 1: When using the washing machine, the drain directly out the back of the house overflows. Possibly tree roots from a large oak tree nearby. Looking for someone to have a good go at clearing, but realise could be a bigger job. Right now I'm not prepared for any more than a good go with the eel or jetter. Access is easy, plenty of room around the drain which is directly at the back of the house. Job 2: Hot water tank has a small leak from the outlet / overflow valve which needs replacing I believe.
