Bedroom window on second floor leaks from top of frame during heavy rain. Some type of sealant required maybe a job for a roof plumber or anyone with experience fixing leaks. Window is in a tricky location and will require a long ladder

Hi All, I need the cords replaced on one sash window. Right hand side has broken cord so it would good to put new cords on both side. And some paint touch up just if needed after you pull everything apart. Photos attached. I think the only problem is cord but someone with experience will know what needs to be done. My tenants are at work till 4:30PM so it has to be done after that early next week. I will need tax invoice and photo taken after. Must be someone who has experience in fixing sashed windows. Thank you!! :)
