I own a strata apartment in Newtown NSW and am looking to replace my current sliding windows with gas strut windows with opening limiters (for safety compliance) pre-attached. Basic idea is to maximise light and ventilation within my apartment with a removable solution for restricting the opening whenever children are present (although I live alone and have no children). According to my Stratas bylaws this is classified as a minor renovation as part of this upgrade would include double glazing for sound insulation, and I’m confident of receiving approval based on recent precedent of another apartment replacing windows. I understand this is an unorthodox window solution for an apartment so looking for a consultant who can help me work out a solution that matches my brief as closely as possible. There are two large windows ~2m x 1m and 4 small windows ~80cm x 1m. Looking for consultation and quotes, noting that maximising airflow and minimising view inhibition, whilst also adding sound insulation, are primary goals. Task is asking for installation and windows themselves to be included.

Bedroom door hinge screws have come away from frame

Older terrace house in Newtown with some previous renovations. Four current issues need attention/repair to a good standard: 1. (see photos) This is the main one. Timber surrounding the window outside nd inside has rotted, window casement now leaks in heavy rain with the internal plaster wall showing a crack as a result. Need to remove & replace external timber and maybe the window? (hopefully not), then seal it all, plus fix the internal crack - so a small amount of plaster work is required. Also needs a new lock/winder to be fitted. NB: We will pay an extra $150 if you want to undercoat and paint the new area inside & out once the job is done, but its fine if painting is not your thing. 2. A separate window also needs a lock/winder installed. 3. Our Stegbar timber double bi-fold doors from internal room to external courtyard have become jammed and can't be opened, the key turns but the door won't move. In good condition and in constant use until a couple of weeks ago when this problem suddenly arose. Maybe new lock? 4. External timber gate to side of house has rotted - need to replace timber and hinges. If you are doing the painting of window in 1 above it will include painting this gate - but again, that's optional. NB: we will pay for all required materials on top of the job price.

I have a double hung sash window that needs repair. Either the weight is not correct on it or the rope is broken as the window doesn’t close properly. I also have a door that I would like to change the swing of.
