Want to build granny flat back of house

we have a design worked out already but are needing plans drawn for construction, engineering details and tender. 1950s timber house on stumps to be raised and built in underneath. replacement and some re-pitching of roof required as well as build to boundary carport. some retaining walls required over 1m high so need engineering details.

Looking for someone local who is willing to attend site. Located in Sunnybank Hills, QLD. I have an area that we would like to build a deck which exceeds the 10sqm and 1m height requirements which requires Brisbane City Council approval. Therefore we need someone to draft, certify and submit to council a deck design that will be approved. The area is on a gentle slope (approx 15 degrees) with a maximum height to natural ground of approximately 1.5m. It will be approximately 30sqm. There is also a sewage pipe (in green, which is over a metre below the surface, we have contacted the sewage company about this) and a water pit that need to be factored in to the design. We also want it close to our fence line (around 900mm). I will be building the deck myself. Attached is a photo of our area (with very rough measurements). Information from Urban Utilities regarding the sewage line: As discussed; the following are the minimum clearances required for the different types of piers/footings: 1. Edge of bored piers or screw piers/piles must be located at least 1m horizontally clear of the edge of the sewer main and/or sewer property connection and be founded so that the line of influence is at least 300mm below the invert of the sewer main and/or sewer service. 2. Edge of bulk excavated (i.e. backhoe, vacuum or hand excavated) piers/footings must be located as follows, a. Footings/piers located at least 600mm from the outer edge of the sewer main or sewer property connection, must be founded so that the line of influence is at least 300mm below the invert of the sewer main and/or sewer service. b. Footings/piers located between 300mm – 600mm horizontally clear of the edge of the sewer main, are to be founded in solid ground below the invert of the sewer main or sewer property connection.

Require some design ideas to either combine main bathroom with adjoining toilet or keep separate and build into bathroom to make room for a small vanity in the toilet - currently does not have one. I need a draftsman to design an external staircase off the existing Second story back deck that loops the side of the home to an existing cement path. Staircase will match existing home design (qlder). I have a builder Who can knock one out but I want everything done in accordance with council so I just need from what I understand plans and council application paperwork filled out. Looking for a draftsperson to put together a drawing package for an extension/second story of a house. The second story of the house mostly just covers the extension, plus a little more. The existing house steps down about 3 steps down to the deck (where we will be extending) so there will need to be a bit of infill with a new deck going out from the new extension. The second story will sit on top of the kitchen with a mezzanine over the stairs and a smaller deck on the upstairs.
